Should I bother creating an Inventory for an unfurnished property?The simple and definitive answer is: yes. Even if a property is classified as unfurnished, there are still items that can be damaged and expensive to replace, such as sinks, carpets, and the condition of walls, among others. Therefore, having a comprehensive inventory is still of utmost importance.

What this report does not coverWindows throughout the property have not been tested for function or operation. Meters will be checked where the meter is clearly visible within the property or attached to an exterior wall at low accessible level. We will attempt to note the location of any visible stop cocks/safety values. We cannot be held responsible for any discrepancies or issues with our readings. The utility companies must be asked to check any meter readings given or required. Inaccessible areas: This report does not cover inaccessible locations such as loft spaces, cellars, locked rooms and high level cupboards; neither does it cover items which need to be unpacked. We will need instruction to check areas such as loft, cellars, basements, front and back gardens, garages and sheds. Items in these areas which are not noted in the report are the sole responsibility of the landlord. Heavy items: The inspector will not move heavy items or appliances, and therefore some observations in this report may be restricted where such items obstruct full view. Mattresses: We will not lift any mattresses or be able to view in any way their undersides; this could miss any damage present. Items that are fragile, valuable, or hazardous to health: We reserve the right not to handle or move items deemed to be fragile or valuable. In addition, we reserve the right not to handle items that may be of a health hazard and to generalise/summarise on such items deemed to be unsuitable for further inspection.

There is no inventory at all when I move in, should I create one?The short answer is YES. If there is a detailed inventory, or if there is no inventory at all, the adjudicator whose job it is to deal with any disputes is highly likely to reject a landlord's claim. Therefore, while it's not a legal requirement for a landlord to provide an inventory of their rental property, it's in both their and your best interests to supply this detailed look at its condition. Before signing the inventory report, both the tenants and the landlord or agent will have the opportunity to go through each room, leave comments, and ensure the accuracy of the report. This flexible feedback process eliminates the need for multiple visits, reduces the landlord's physical presence requirement, and minimizes overall environmental impact. Our Inventory report service takes place at the start of the tenancy. This service helps tenants assess any pre-existing damage before at the start of the tenancy. It provides a clear overview of the property's condition and ensures that all parties are aware of any necessary repairs or replacements. Our reports recording the cleanliness and condition of a property with clearly defined description glossaries, accompanied by any fixtures, fittings, contents and decoration, and with relevant meter reading immediately before the tenancy starts. Additionally, the report includes detailed information about the condition of the property, noting any existing deterioration and supported by professional digital images.

Why landlords and tenants should always have a property inventory?Detailed check-in/out reports are the key documents recording the cleanliness and condition of a property and its contents at the start and end of the tenancy. They help to protect the landlord and tenant by keeping a record of how the property was handed to the tenant and how it was returned. In the event of a dispute, an adjudicator will consider whether the parties have put forward any other evidence to show the property's cleanliness and condition, such as invoices to show that a property was cleaned before a tenant moved in. Advertising particulars produced to market a property will NOT however be sufficiently detailed to be used as an inventory; they are also not an accurate record of a property on the day the tenancy actually starts.

All of the cleaners registered on our platform set their own hourly rates, and so you as a customer can choose your price range by selecting cleaners. During the booking process, you can compare profiles and prices and find cleaners in a price range that suits you best. We will only ever match you with cleaners that fit your desired price range. Zeroox has teamed up with verified contractors across the UK and negotiate incredibly low prices for you.

Do I need to do anything before my cleaner arrives?Every customer is different and if it’s the cleaner’s first visit to your home, it’s good to give them some guidance. Ideally, jot down a list of cleaning priorities for your cleaner (you can do it per room, or for your entire home). This will help them to focus on the areas that are important to you. When your cleaner arrives, give them a tour and highlight your priorities and any fragile surfaces or items. Don’t forget to show the cleaner where to find your cleaning products and if you have any preferences or surfaces that need special care, make sure to let your cleaner know.

Do I need to be home for the booking?We strongly recommend that you are home for the first clean of your booking to show your cleaner around. Some customers choose to give a spare key to their cleaner, but this decision is based on individual preferences. Please remember that Helpling takes no part in the key-handling process.

Are the cleaners insured in case of damages?Yes, in the unlikely event of damage, you do not have to worry as you are protected from any serious harm. All cleaners are covered by a liability insurance which covers all damages up to EUR 5,000,000 with a deductible of EUR 500 (current exchange rate will be used to evaluate the amount in GBP). For damages below the deductible or the amount corresponding to the deductible of any larger damage, you can decide to directly reach out to the cleaner involved and align with them on the compensation that you may expect. You can find the cleaner's contact details in the confirmation email that you received prior to the cleaning. To ensure a smooth reimbursement process for the insurance relevant cases above the deductible, please contact us via email.

What if I don't like my cleaner?We do our best to help you find the right cleaner for your home. However, if for any reason you would like to change your cleaner, you can easily do so in your account and send a new request for another cleaner. It is important to let us know why you would like a replacement so we can then find you the perfect match.
